Signs Your Foundation Needs Attention Before You Renovate

Before investing in a kitchen remodel, a second story, or a new addition, it's worth taking a real look at what you're building on. A few signs are worth paying attention to before renovation work starts, not after.

Cracks in the foundation wall

Not every crack is serious — hairline cracks from normal settling are common in older homes. But cracks that are wide, horizontal, or growing over time are worth having evaluated before you build anything on top of that wall.

Doors and windows that stick

If interior doors have started sticking or windows are harder to open than they used to be, it can be a sign the foundation has shifted slightly, changing the shape of the frame around them.

Uneven or sloping floors

A floor that visibly slopes, or a spot where a marble would noticeably roll, often points to settling somewhere in the foundation below. This is especially worth checking before adding a second story, which adds real weight to whatever's underneath.

Water intrusion history

A foundation with a history of water problems has often been weakened over time, even if it looks fine on the surface today. If your property has had drainage issues, it's worth addressing those before adding significant new load to the structure.

Gaps around the foundation

Visible gaps between the foundation and the soil around it, or soil that's pulled away from the house, can indicate settling or erosion that should be corrected before renovation work begins.

An addition or a second story adds weight and stress to an existing foundation. Catching an issue before construction starts is a straightforward fix; catching it after is a renovation delay at best and a structural problem at worst.
