Grading vs. Drainage: Why You Usually Need Both

We regularly get calls from homeowners asking specifically for "a drain" or specifically for "regrading," when the property actually needs both to solve the problem for good. Here's the difference, and why they usually go hand in hand.

What grading does

Grading is the shape of the land itself — the slope that determines which direction water naturally flows. Proper grading moves water away from the foundation and toward an area where it can be absorbed or directed safely, using nothing but the shape of the ground.

What drainage systems do

Drainage systems — French drains, catch basins, downspout extensions — step in where grading alone can't do the job. Flat lots, low-lying areas, and tight urban lots often don't have enough natural slope to move water on their own, so a system has to carry it the rest of the way.

Why one without the other often fails

Installing a drainage system on a property with bad grading means the system is fighting the land instead of working with it — water still pools before it reaches the drain. Regrading a property without addressing a genuine low spot or heavy clay soil sometimes just relocates the puddle instead of eliminating it.

How we approach it

We look at the whole picture — existing slope, soil type, where water is actually going during a storm — before recommending a fix. Sometimes that's grading alone, sometimes it's a full drainage system, and often it's a combination of both working together.
